Twenty seven years in the same county means the list barely changes: carpet, upholstery and rugs, tile and grout, water that got somewhere it should not have, and the air moving through all of it. Each one is its own job, done a different way.

Carpet Cleaning

A pet accident is two problems stacked, the mark in the fiber and the smell soaked into the backing underneath. Cleaning only the surface makes it look right for a week, and the smell comes back the first humid day after. Ryan Cox, a RE/MAX managing broker, has Casey clean the carpets ahead of nearly every listing before the photographer shows up.

Grout

Tile and Grout Cleaning

A mop does not clean grout, it redistributes soil into the lowest, most porous line on the floor, and it darkens a shade at a time. The eye reads the grid, not the tile, so a floor can be clean tile by tile and still look tired because of what sits between them. Cleaning restores the color that was there. It will not fix cracked grout or change a color that was always that way.

Water

Water and Flood Damage

Water keeps moving after the leak stops, into the pad, the tack strip and the wall behind the baseboard. The real clock starts at the spill, not the phone call. Sometimes the pad dries in place. Sometimes it has to come out. That call gets made on site, and it depends on how long the water sat.

Upholstery and Rug Cleaning

A sofa holds moisture with nowhere to drain the way a floor does, so the technique is less water and more passes pulling it back out, not more. What a piece is made of decides the method before the stain does, which is why a hidden test patch comes first. An area rug can look fine on top while the backing and the floor underneath it are the actual problem.

Air

Air Duct Cleaning

The same dust that grays out a traffic lane is circulating through the return. The equipment and the access are already in the house on a cleaning visit, so doing the ducts on the same trip is the practical call rather than a separate appointment. Expect less dust settling back onto a floor that was just cleaned, and a cleaner return.
